Prior to Listing any Property we carefully prepare a comprehensive in-house Property Information Package (PIP) / Broker Price Opinion (BPO) to best determine the Subject Properties Market Value Range as well as the most likely Selling Price Range for the Property. These documents are also used in the compilation and dissimulation of future Marketing and Due Diligence data. By compiling many of the needed Due Diligence items in advance for the Client, the time required for the Inspection Period, prior to Closing may be significantly reduced, as well as significantly reducing the Client’s workload. As a minimum, these packages are assembled to provide the following information:

  • All available Legal & Tax data and Legal Description of the Property.
  • On Market and Sold Comparables data as applicable to the Subject Property.
  • Terrain contour and Flood Plain information
  • Build-Out status for incomplete Residential (SFR) and Multi-family Developments, including status of utilities, roads, drainage and Bonds.
  • Realist data and Demographics relevant to the Subject Property.
  • PIP / BPO Excel Worksheet with Valuation Data.
  • Executive Summary.
  • Site photographs and aerials / location, topography & Flood Plain maps.
  • Available GIS (Geographical Information System) data / maps & plats.
  • MLS or other source auto-generated CMA.

When Applicable we also research & provide MSA (Metropolitan Statistical Area) Data, including, but not limited to the following:

Residential Sales Trend Indicators.
Residential Listings Percent Sold.
Homes Sold Report Trends Indicators.
5 Year Residential Median Price History.
MLS Listing Graph.
Regional Absorbtion Rate Data.
Market Activity Report.
Closed Bedroom & Closed Bathroom Sales Reports.
